Aviary is perfectly located to provide Grade A office space in the city centre. To secure its long term future, the building is undergoing extensive refurbishment to create the modern, connected and sustainable work environment that occupiers expect.
Works includes a new entrance, reception area and roof terrace, an increase in cycling facilities and new amenity spaces. The majority of the office floors and core areas, including lifts, will be completely refurbished to a contemporary exposed services aesthetic.

There is a keen focus on occupant wellbeing with the provision of a gym, yoga studio and bike storage in the basement. The refurbishment will seek to use natural building materials where possible and increase biophilia in the building. New landlord controlled fibre optic managed infrastructure will provide the cutting edge and reliable connectivity crucial in any modern workspace.
Crookes Walker were appointed at an early stage to design the MEP services including advice on sustainability, BREEAM, lifts, NABERS, connectivity and smart building design.
CWC were commissioned to undertake a life cycle carbon assessment to evaluate the embodied carbon savings associated with reuse of the building and, where appropriate, its infrastructure.
Any new elements installed will exceed the minimum building regulations requirements and energy metering will be improved in line with CIBSE TM39. With energy demand significantly reduced, PVs will provide renewable energy to reduce reliance on fossil fuels.
Aviary will be a leading example for the re-use of existing buildings and how they can be set on the pathway to NZC in operation.
The project received planning approval in November 2023.
